OS was selected by an international consortium of developers and innovators to design a first-of-its-kind lifestyle community that integrates horticulture, high-quality housing, and a vibrant walkable town center. The master plan weaves nature, ecology, and architecture into a cohesive framework that promotes wellness, sustainability, and forward-looking living.
At the heart of the community are state-of-the-art greenhouses—2.8 acres each under a single roof—condominiumized into individual production sections assigned to every dwelling unit. These agricultural anchors are wrapped with a mix of single-family homes and multi-family residences, creating a seamless balance between living and growing.
The town center brings together a horticulture research hub with laboratory, R&D, and logistics functions, a boutique hotel, fitness center, events and concert venue, and an extensive outdoor art program. Together, these elements establish a dynamic cultural and social core.
Sustainability permeates the plan. The community harvests and reuses rainwater, while power is generated on-site through experimental Norwegian gas turbines designed to produce clean energy with minimal emissions. These systems ensure resilience and reduce dependence on external utilities.
By uniting clean food production, ecological stewardship, renewable energy, and timeless design, the master plan sets a new standard for integrated community living.
